The 19 duplex lots in Flat Tops View Village represent one of the busiest construction neighborhoods in Steamboat Springs.
Out West Partners is framing its second luxury duplex in the bustling subdivision on Village Drive, south of the Steamboat gondola.
Cole Moulton, of Moulton Construction, and his wife, Joyce, a Realtor with Elk River Realty, are principals in Out West.
Joyce Moulton said the two 3,000-square-foot units in their first duplex home brought $800,000 to $830,000 apiece.
"We're really excited to have sold the first building," Moulton said. "What we like about the subdivision is that it has great views of the ski area, and it's close (to the lifts), without being in the hustle-bustle."
Moulton credits developer Heinz Astein with setting ambitious architectural guidelines for the subdivision, then building one of the first duplexes to set the tone for the neighborhood.
"The quality was just beautiful," Moulton said. "That encouraged us."
While marketing the first duplex, the Moultons listened carefully to people who toured the two units. The feedback they heard spurred their decision to make the second duplex larger.
The intent was to expand enough to allow for a family room in addition to four bedrooms and a living room. Each half of the building that is under construction will comprise 3,500 square feet.
"After listening to what a lot of people were wanting, we're trying to give them more room," Moulton said. "We're seeing a lot of extended families."
When grandparents host children and grandchildren, a family room gives youngsters a separate living area of their own and preserves the peace.
"There may be 10 people staying there at one time," she said.
