Buff Pass lots offer 'increasingly rare' opportunity

— Of six lots left near the top of Buffalo Pass, four 35-acre parcels are being offered for sale.

In 2002, Steamboat developer Dave Combs purchased 200 acres straddling Spring Creek and bordered on three sides by the Routt National Forest and subdivided it into the five-lot Crystal Peak Highlands.

Combs put four 35-acre lots up for sale, and kept the remaining larger lot for himself.

Since Crystal Peak Highlands was put on the market little more than a year ago, Combs has received some offers, but he hasn't accepted any of them.

"My Realtor probably wants to slap me with the offers I've turned down," Combs said. "But it just seemed prudent to hang on to them until the market got stronger. The value is only going to increase."

Combs' Realtor, Chris Wittemyer, agreed.

"This type of home site is becoming increasingly rare," Wittemyer said. "It's a good alternative to Catamount or Storm Mountain Ranch for those who want to be close to nature without being in a club with dues and such. Here, you can take a snowmobile or a horse out the back door and you're right there. In terms of a recreational jumping-off spot, it's pretty amazing. There are places with bigger rivers or better views, but the combination of those things here are unmatched."

Crystal Peak Highlands is about a half-mile from the Dry Lake Campground and the top of Spring Creek Trail.

Two of the parcels are listed at $1.5 million each. The other two -- one bordering Spring Creek and one with extraordinary views of the valley -- are listed at $1.8 million.

Beside Crystal Peak Highlands, there are only two other lots on the upper section of Buffalo Pass. One is 35 acres, across the pass from Crystal Peak, and the other is a 15-acre lot closer to Dry Lake.

"Land is our high-end product here in Steamboat Springs," Wittemyer said. "That's because you can still get it in close proximity to downtown and the ski mountain. In Aspen, you wouldn't be able to get a similar property for under $3 million or $4 million. In Vail, you can't even find 35-acre parcels.

"This property is less than five miles from Steamboat, and it has all the quality people ask for in premiere land -- views, trees and privacy."
